Condition of Room & Common Facilities (Care of Premises)

Firstly, new tenants are required to submit a copy of a defects checklist within 3 days of collecting the room. This checklist likely outlines any pre-existing damages or issues with the room and its furnishings, and serves as a way for the tenant to document any problems that were present before they moved in. If a defects checklist is not submitted within the 3-day timeframe, it deems that the room and its furnishings will be assumed to be in good order. This means that any damages or issues that arise after this point will likely be the responsibility of the tenant to rectify. In addition, co-workers, guests, or visitors who cause damage to the room will also be jointly responsible for any charges associated with the damages, and the main tenant will be responsible for paying those charges.

Tenant are not allowed to make any changes to the property, such as removing fixtures or making alterations to the structure without the permission of Hovono Holdings. Additionally, you are not permitted to install your own lock or any other security device without approval from Hovono Holdings. Any modifications or additions to the property should be discussed with and approved by Hovono Holdings to ensure compliance with the rental agreement.

Tenant are not allowed to remove or detach any blinds or window grilles from your room without the permission of Hovono Holdings. If you do remove them without permission, you will be held responsible for any damages that may occur as a result. You are required to pay for the cost of repairs or replacement of the blinds or window grilles. It is important to follow the rules and regulations set out by Hovono Holdings to avoid any additional costs.

Tenant can display their company name inside the rented room in a noticeable manner. The display should be conspicuous and easily visible, so that it can be read by anyone entering the room. If you are unsure about how to comply with this requirement, you should reach out to Hovono Holdings for guidance.

Tenant are allowed to use adhesive tape, blue tack, or other means of fixing objects to the walls in your rented room. However, you are required to seek prior approval from Hovono Holdings before doing so. If you do not seek approval before fixing objects to the walls and it causes any damage, then the cost of making good the damage will be charged to you as the tenant. This cost will be charged after you exit the room or if you prematurely end your rental agreement.
